Sarasota Real Estate Update
* NATIONALLY, sales in January fell to the lowest since the summer of 2009.
* The National Association of Realtors {NAR} said sales fell 7.2%
* Florida’s January report was issued by FAR. In stark contrast to the national sales results, Florida's existing home sales rose in January, marking 17 months that sales activity has increased in the year-to-year comparison. Existing home sales increased 28% last month with a total of 10,465 homes sold statewide compared to 8,174 homes sold in January 2009. January's statewide sales of existing condos rose 81% compared to the previous year's sales figure.
* 16 Florida cities reported increased existing home sales in January.
* FLORIDA'S Median sales price for existing homes is down. Last month it was $130,900. A year ago it was $151,500; a 14% decrease.
* SARASOTA-MANATEE SALES were even better! Sales were up 30% in January and our median price rose by 8%... second only to Tallahassee which saw a 12% increase.
* CONDO SALES were up statewide by 81%, with condo sales in Sarasota-Manatee up by 109%. Statewide, the median price for condos fell by 14% January over January, and by 12% in Sarasota-Manatee.
* This clearly indicates that FL's market is coming ahead in the luxury real estate recovery.
* This is definitely the TIME TO BUY. And for first-time buyers, you still have time to receive the tax credit!!
